Angie Black

Angie has played a role in many of Wisconsin’s significant commercial developments. She provides efficient, practical counsel to a wide spectrum of clients, including owners, developers, financial sources, borrowers, operators, investors, landlords and tenants.  Clients seek Angie’s assistance with every facet of buying, selling, developing, constructing, operating, leasing and financing real estate. She handles all types of real estate transactions; land use and zoning; equity and debt financing, including government incentives and public-private partnership financing; complex condominium ventures; and corporate and commercial leasing, as well as construction contracting.  Representative experience includes:

  • Development Projects: Negotiated and drafted co-development agreements, municipal development agreements, financing-related agreements and construction contracts. Obtained land use and regulatory approvals related to zoning, land division, concept and site plan; tax increment financing and other incentives; wetland and waterway issues, erosion control and stormwater regulation.
     

  • Commercial Real Estate Transactions: Negotiated and drafted purchase agreements, condominium, timeshare and other documents related to complex ownership and finance structuring, easements, and covenants; reviewed and resolved title, survey and other due diligence issues; reviewed and evaluated real estate and due diligence issues related to telecommunications and utility infrastructure and operation.
     

  • Financing Transactions: Negotiated and drafted financing documents in commercial, construction, CMBS, non-recourse, municipal, public, bond and tax credit financing transactions.
     

  • Construction Contracting: Negotiated and drafted contracts, subcontracts, purchase orders and other construction-related documents.
     

  • Commercial Leasing: Negotiated and drafted commercial leases and related documents.
     

  • M&A Transactions. Reviewed and evaluated real estate and environmental issues in mergers, acquisitions and asset transactions and negotiated and drafted related contract provisions.
