Angie has played a role in many of Wisconsin’s significant commercial development projects. She provides efficient, practical counsel to a wide spectrum of clients, including owners, developers, borrowers, operators, investors, financial sources, landlords and tenants.  Clients seek Angie’s assistance with every facet of buying, selling, developing, constructing, operating, leasing and financing real estate.  She handles all types of real estate transactions, entitlement, land use and zoning, equity and debt financing including government incentives and public-private partnership financing, complex condominium ventures, commercial leasing and construction contracting.  Representative experience includes:

  • Development Projects: Project entitlements including land use and regulatory approvals related to zoning, land division, concept and site plan, wetland and waterway issues, erosion control and stormwater regulation, drafting and negotiating co-development agreements, municipal development agreements, tax increment financing and other incentives, institutional and investor financing-related agreements, and construction contracts.
     

  • Commercial Real Estate Transactions: Draft and negotiate purchase agreements, condominium, timeshare and other documents related to complex ownership and finance structuring, easements and covenants, review and resolve title, survey and other due diligence issues, and utility and telecommunications infrastructure review, implementation and development.
     

  • Financing Transactions: Draft and negotiate financing documents in commercial, construction, CMBS, non-recourse, municipal, public, bond and tax credit financing transactions.
     

  • Construction Contracting: Draft and negotiate contracts, subcontracts, purchase orders, service agreements and other commercial construction-related documents.
     

  • Commercial Leasing: Draft and negotiate commercial leases and related documents.
     

  • Data Centers:  Entitlement, construction and contracting related to the development, operation and colocation of data centers including construction contracts, leases, MSAs, SLAs and related documents
     

  • M&A Transactions. Evaluate and draft real estate and environmental terms and issues in mergers, acquisitions and asset transactions.
